16.20.040.1.- Composition of neighborhood suburban mobile home.

Mobile home parks exist throughout the City. These zoning regulations allow mobile home parks to exist and allow mobile homes to be replaced with new mobile homes in mobile home parks.

16.20.040.2. - Purpose and intent.

The purpose of the NMH district regulations is to regulate the location of mobile homes in mobile home parks and to provide an adequate amount of space for each mobile home.

16.20.040.3. - Permitted uses.

Uses in this district shall be allowed as provided in the Matrix: Use Permissions and Parking Requirements.

16.20.040.4. - Development potential.

Achieving maximum development potential will depend upon market forces, such as minimum desirable unit size, and development standards, such as minimum lot size, parking requirements, height restrictions and building setbacks.

16.20.040.5. - Building envelope: Maximum height and minimum setbacks.

16.20.040.6. - Recreational vehicles.

If one or more mobile home spaces have been used to allow recreational vehicles to park temporarily and to be lived in onsite, then this use shall be a grandfathered use for up to ten percent of the total number of mobile home spaces or the actual number of spaces used for recreational vehicles, whichever is less. Use of any such space by a mobile home shall cause the grandfathering for the use of that space by a recreational vehicle to be abandoned.
